First of all, welcome. We're glad you're reading this page. We looked at hundreds of real estate sites before attempting to develop this one. We wanted to avoid the two largest problems we found in a majority of real estate web sites: Most sites are either too confusing to get around in, and they lack depth of information or they are nothing more than an electronic business card. So our number one goal was to make this site useful, easy to navigate and to provide you with easy to find information in a site you can really use.

Real Estate Listings

You can search all listings with no strings, you do not have to sign in or register, we have detailed lOld Steam Engine Search Trainistings with multiple color photos of all of the regional and local multiple listings (MLS) from every real estate company and every real estate agent from, Escalon, Lathrop, Linden, Lockeford, Lodi, Manteca, Stockton, Stockton Brookside, Stockton Spanos Park, Stockton Lincoln Village, Stockton Morada, Stockton Weston Ranch, Tracy and Woodbridge, in fact you can find listings in all of Northern California integrated with a state of the art IDX system right into our web site ( there are links on every single page, complete with search by map). If that is not enough you can search Realtor.com for the entire USA listings, there are Luxury Home Links, International listing Links, there are foreclosure links, HUD,VA, Bank Foreclosures, IRS. There are four navigation systems.

  1. The very top menu bar has some basic items. It's primary purpose is to help you get back to the first page when you get lost, or are linked to another site and want to return back to the first page.
  2. The second top menu bar has every page (or start section of pages) of our entire web.
  3. The menu to the left helps you navigate each page, there are more links below the left bar, including the real estate search pages.
  4. Finally there is a navigation structure at the bottom of every page that will connect you with the seven basic sections, which in turn will link you to every other page.
  5. Anytime you see the arrow is our way of showing the link is a pop-up screen link. The plus image shows a link to an expandable sub-menu. The entire site is written in html CSS (Cascading Style Sheets). A CSS file controls a number of pages as to content, style, color, etc. There are normally no font size, font style or font color tags on any given page. This keeps the page overhead down, for faster loading and less checking from your computer to the server. We reduce the quality of each photo for faster loading. Every menu is CSS text based. Even the full screen virtual tours have a lower quality "loader photo" so you do not have stare at a blank screen. We welcome your comments as to how we can improve. Press this button to contact us.

    We wanted to give you a logical way of browsing the site,

    so we have divided it into seven basic sections:
    1. You can see our site index (which has a complete alphabetical index of our site, check on other real estate news, order a very important report on questions to ask agents, check on financing, and see what other customers have said about us. A place to contact us, phone, email, or fill in a form, who we are, a place to refer a friend and a place for other Realtors to obtain a referral form.

    2. This section contains all real estate listings, detailed pages with photos for each listing and Property Flyers, search by map, real estate calculators, the multiple listings, you can sign up for automatic e-mail search selection, HUD and VA listings, national listings, foreclosures from: IRS, INS, Fannie Mae, Freddy Mac Ginny Mae and others

    3. This section covers a walk-thru of a real estate purchase, Lender Information, Loan Pre-Qualification, Loan Application, Payment Calculators and a number of free reports Buyers can order.

    4. This section contains information on ordering a market analysis, listing your property, the reduced fee Listing and how it works, the listing process, a For Sale By Owner Section (with forms), a list of all the required California disclosures, and a number free reports sellers can order.

    5. There is important relocation information, a link to the California Official Web Site, extensive information about San Joaquin County and all the communities, places to go and fun things to do, places to eat, places to stay, the local services, wine tours, churches, shopping, the distance to Stockton from other places, local news and weather, real estate news, and a home improvement link page.

    6. This is the fun section, all about recreation in Stockton, places to go and fun things to do, places to eat, places to stay, the local services, wine tours, churches, shopping

    7. We call this the Real Estate Resources. Here are the Real Estate related Utility Links (Handy men, Cleaning Services, Pest Control, Escrow, Home Inspectors) and there are links to companies we've used (more than once) that we feel confident in passing their name on to others

    We use extensive java helpers and many of our mouse-overs, menu bars and graphic effects either do not work at all or do not work correctly with Netscape or Microsoft Browser version below 6.0
